What is a realistic budget for a bathroom remodel in Arvada?

For a mid-range remodel, $20,000–$35,000 is the range local contractors publish, and a primary bathroom runs $25,000–$50,000. One Arvada contractor calls $28,000–$45,000 the most common range for Arvada homeowners. The cost guide lists every source.

Is $10,000 enough to remodel a bathroom?

For a small bathroom or a cosmetic refresh, it can be. Small bathroom remodels, meaning powder rooms and small guest baths under 50 square feet, run $8,000-$20,000, and a cosmetic refresh $5,000 – $12,000, in local contractors' price lists. It won't cover a tiled walk-in shower in most quotes; see walk-in shower prices.

How long does a bathroom remodel take?

3–4 weeks for a small remodel, 4–6 weeks for mid-range and 6–8+ weeks for a full primary bathroom, according to an Arvada contractor:

  • Small remodel: 3–4 weeks
  • Mid-range remodel: 4–6 weeks
  • Full primary remodel: 6–8+ weeks

It names custom material lead times, structural surprises and inspection scheduling as the usual causes of delay. Custom frameless glass alone typically takes two to three weeks to arrive after the tile is finished.

Should I keep a bathtub somewhere in the house?

Yes, keep at least one. A Denver builder's standing advice is to keep at least one tub, usually in a hall or kids' bathroom, and convert the others. More on that trade-off in tub-to-shower conversions.

Can I do part of the work myself?

Yes, if you own and live in the house: you can pull permits for your own work. Arvada does not treat homeowners working on a house they own and occupy as contractors, so they can apply for permits for their own work. The state rules for trade work are in the permit guide. If you split a job with a company, agree in writing who does which part.

Is there a cheaper time of year to remodel?

Possibly, though no month is named. A Denver builder writes that planning a remodel for off-peak seasons can potentially lower costs by allowing more flexibility in scheduling and pricing. Ask the company you talk to which months it has open.

What do older Arvada bathrooms usually need?

More than the finishes you see. An Arvada contractor lists subfloor damage from past leaks, mold behind shower walls and structural framing issues among the unexpected costs in older Arvada homes, and a Denver builder advises a contingency of 10 to 15 percent on top of the quote. How to choose a remodeler covers who may do the work. Homes in Lakewood and Golden have similar older stock.
