Do You Need a Permit to Remodel a Bathroom in Arvada?

Nearly all of it: Arvada requires permits for all construction and names bathroom remodels, electrical and plumbing fixture work explicitly. Permits are required for all construction, and remodeling bathrooms, redoing electrical and plumbing fixtures are named explicitly. Arvada has adopted the 2024 International Codes with amendments.

When a remodel involves more than one category of work, such as building, electrical and plumbing, Arvada issues a single combination permit to the general or primary contractor, and the subcontractors are added to it.

$79.75 for the first $2,000 of valuation plus $14.00 per additional $1,000 up to $25,000, then $10.10 per $1,000 up to $50,000, plus plan check and use tax. Most fees are based on project valuation, taken as the contract value or the city's valuation table, whichever is higher. Under the fee schedule in force since January 1, 2026:

• Valuation $2,001 to $25,000: $79.75 for the first $2,000 plus $14.00 for each additional $1,000.
• Valuation $25,001 to $50,000: $401.75 for the first $25,000 plus $10.10 for each additional $1,000.

For work on a home they own and occupy, yes. Arvada does not treat such homeowners as contractors, and an owner-occupant can obtain an electrical permit, with a single line diagram in the application. A new water heater must be installed by a licensed plumber or by a homeowner who plans to occupy the home.

If you hire a contractor, the state's advice is to let the contractor get the permit. The licence class matters as well: in Arvada, a builder's subcontractor licence does not authorize electrical, plumbing or mechanical work, and under state law nobody other than the homeowner may install an electrical or plumbing project without being a registered electrical or plumbing contractor. Possibly a stop-work order, fines or even mandatory demolition. Arvada warns that work done without a required permit can lead to stop-work orders, fines and penalties, and mandatory demolition. Unpermitted work can also delay a sale, raise concerns for buyers, appraisers and lenders, and some homeowner's insurance policies deny coverage for damage from unpermitted or non-code-compliant work.

Search the address under Search Permit on Arvada Permits. If nothing shows, there is most likely no permit on record; permits issued before 2013 are found as attachments under a PREH13 permit number. This is worth doing before you buy a house with a recently remodeled bathroom.
